Land Development
Our Capability

From Raw Acreage to Build-Ready Site in MetroWest MA

Land development is the work that happens before construction begins — the clearing, rough grading, drainage infrastructure, and access roads that transform a parcel from raw ground into a build-ready site. Angelo Santucci Inc. has delivered this work across Medfield, Dover, Sherborn, Weston, Wellesley, Needham, and surrounding MetroWest communities since 1960. Three generations of family ownership means every project is managed personally by the owner, not handed off to a project coordinator.

Equipment & Expertise

The Right Iron for New England Ground

We do not rent equipment for standard operations. Our owned fleet is maintained on a preventive schedule by in-house mechanics, which means consistent performance and rapid deployment to job sites across Medfield, Dover, Sherborn, Weston, Wellesley, Needham, and surrounding towns. When a project requires specialty equipment — hydraulic rock hammers for ledge removal, long-reach excavators, or oversized hauling — we source from trusted partners who meet the same standard of maintenance and operator quality.

The Sequence

How We Develop Your Site

01
01
Step 01

Plan Review & Mobilization

We review civil engineering plans, walk the site with the owner, identify access points, and establish erosion controls before any equipment arrives. A pre-construction meeting with all stakeholders — including the conservation commission where applicable — aligns expectations and confirms the construction sequence.

02
02
Step 02

Clearing & Selective Removal

Tree removal, stump grinding, structure demolition, and debris hauling. Trees flagged for preservation receive trunk guards and root zone fencing. In towns like Dover and Sherborn where local bylaws restrict tree removal within wetland buffer zones, we coordinate removal plans with the conservation commission in advance.

03
03
Step 03

Earthwork & Grading

Cut-and-fill operations to achieve design elevations. GPS-guided equipment maintains tolerances. Compaction testing at specified lift intervals confirms soil density meets engineering specifications. Material import or export is managed as the soil balance requires — particularly important on MetroWest sites where glacial till and ledge can alter planned cut-fill volumes.

04
04
Step 04

Drainage & Utilities

Storm drain installation, catch basins, detention and retention systems, and utility trenching. All subsurface work is documented with as-built measurements before backfill. Compaction over utility trenches follows specific protocols to prevent future settlement. Stormwater systems are designed and installed to meet both the Massachusetts Stormwater Management Standards and any additional local requirements.

05
05
Step 05

Final Grade & Handoff

Finish grading to plan elevations, stabilization seeding of all disturbed areas, and final erosion control inspection. The site is handed off to the vertical construction team in build-ready condition with documented as-built grades and full compliance documentation for the conservation commission and building department.
